Quality policy

BRUCEE is not an open classifieds site. These are the rules the portal applies to every listing.

Who can advertise

Only accredited real estate agencies, developers and builders. Every registration starts as pending and is approved only after the company registration (CNPJ) is checked.

Every listing shows the company responsible and its CRECI licence. Your enquiry goes straight to that company.

What every listing must include

A listing that loses its photos is paused automatically until the agency fixes it.

Every listing shows when it was last updated. Listings not updated for over 60 days carry a note asking you to confirm availability.

One property, one listing

When two agencies list the same property, the portal team checks it and, if it is the same, shows a single listing marked "listed by 2 agencies". The listing shows both, each with its own price, and you choose whom to contact.

How the numbers on each listing are calculated

Price comparison: the listing price per m² is compared with the median of listings of the same type (house with house, land with land) in the same community or, without enough listings there, the same neighborhood. It appears only with at least 5 listings to compare, and shows both when it is below and when it is above.

These are always asking prices set by the agencies, not closed deal values.

Monthly cost: condo fee plus one twelfth of the annual property tax, and the rent when applicable. Anything the agency did not provide is shown as "not provided", never as zero.

Distances: in a straight line from the approximate location of the property. The driving route is usually longer.

Response badge

The "Usually replies within 1 hour" (or 3 hours) badge is calculated from real enquiries over the last 90 days, with at least 10 enquiries. Only enquiries received during the agency's working hours count, and unanswered enquiries count as slow. The badge is not sold and not granted on request.

Seller privacy

The map on each listing shows the area of the property, never the exact address.

Properties whose owners asked for discretion stay out of searches and Google, in the reserved listings, visible only to people with an account and a confirmed e-mail.
